UNIT MODIFICATION
If you plan on making improvements or repairs on your unit, you will have to complete an Architectural Modification Form or a Minor Repair Form.

ARCHITECTURAL MODIFICATION FORM
Please review and return only the documents relevant to your project.
This applies to all major improvements, including flooring, plumbing (PERMITS REQUIRED), bathroom/ kitchen remodel , electrical repairs (PERMITS REQUIRED), A/C repairs and installations (PERMITS REQUIRED).
All contractors or technicians must be licensed and insured.
Insurance Requirements:
Edgewater Condominiums Association as additionally insured
$300,000 Minimum Certificate Of Liability Insurance
CG 20 10 – Ongoing Operations,
CG 20 37 – Completed Operations
A refundable $500 deposit is due at the time of application. This deposit will be returned to you once your project is complete and our maintenance team has verified no damages have been done to the building or common areas and no trash has been left behind.
An inspection will be done after the work is complete to ensure all work is in compliance.

MINOR REPAIR FORM
Please review and return both forms for minor repairs only.

Emergency A/c & Water HEater Replacement
Emergency Water Heater & A/C Replacement Policy
In the event of an emergency water heater or air conditioning replacement, the Association understands that immediate repairs may be necessary to prevent property damage, safety hazards, or health concerns for residents.
As a result, the Association allows emergency replacement work to begin prior to Architectural Modification (Arch Mod) approval; however, the Architectural Modification process is still required and must be completed after the emergency repair is initiated.
Emergency Repair Procedure:
The owner/resident must first complete and submit the Emergency Repair Form to the Association office prior to or immediately upon commencement of the emergency replacement work.
After the emergency work has begun, the owner must complete and submit the Architectural Modification application as required by the Association.
The standard Architectural Modification requirements still apply, including:
Contractor information
Copies of all required permits
Proof of license and insurance
Applicable documentation for the replacement
$500 refundable construction/security deposit
4. Once the Architectural Modification application has been approved and the replacement work is completed, Management will conduct an inspection to verify completion and compliance.
5. After the final inspection is completed and approved:
The Architectural Modification request will be closed
The Emergency Repair Form will be finalized and closed
Any refundable deposit will be processed according to Association guidelines
Failure to complete the Architectural Modification process after an emergency replacement may result in violations, fines, or additional enforcement actions by the Association.
Management reserves the right to request additional documentation and to inspect all work completed within the community.
If you need to grant access to the community to your contractor, please fill out and email the Gate Access Form for Contractors to mail@edgewatercondosbc.com to set up a temporary access code for the duration of your project.
